La Gemme Estate is a rare French château in the Southern Highlands, just a 90-minute drive from Sydney. Its interiors and gardens were curated over four years and the property sleeps 22, with a gym, sauna, heated pool, outdoor spa and tennis court.

And the price? A tasty €11,531 ($AU20,336) per night.

While that may be out of the reach of most of us, it still doesn’t crack the top 10 in the world, coming in at number 15.

To highlight the most exclusive and extravagant listings on Airbnb for January 2026, the team at Tradingplatforms selected 86 countries with the highest number of inbound visitors and pinpointed the priciest Airbnb available in each for that period.

Here are the five most expensive Airbnbs in the world for January 2026 (as of September 2025):

  1. Luxury Lake Garda View Resort, Gardone Riviera, Italy. At €51,921 ($AU91,567) per night, this large-scale property with five villas accommodates 84 guests. It caters to high-net-worth clients seeking private events or film production space.
  2. Casa Tau: A Luxury Villa, Punta de Mita, Mexico. Priced at €27,474 ($AU48,453) per night, this beachfront villa offers 12 en-suite bedrooms in a private village setting. The cost is driven by its exclusivity, intimate luxury and amenities designed for group retreats focused on relaxation.
  3. 7-Bedroom Ultra-Luxury Villa, Dubai, UAE. At €25,728 ($AU45,373) per night, this villa combines high-end design, Fendi furnishings and personalised services.
  4. Country House, La Romana, Dominican Republic. Priced at €25,055 ($AU44,187) per night, Villa Cahey offers a full-service experience for 24 guests, including a private beach and access to luxury amenities. Its cost reflects the all-inclusive nature of the retreat and its appeal to groups desiring both privacy and high-end services.
  5. Villa Riviera Serenity, Mae Nam, Thailand. This five-bedroom villa, at €24,536 ($AU43,271) per night, offers seclusion and jungle views. The cost is justified by its focus on relaxation in a serene environment, near a quiet beach away from tourist crowds.

The top 10 is completed by Villa Mirasol, Mali Lošinj, Croatia; Luttrellstown Castle, Dublin, Ireland; Fantasia Villas, Katastari, Greece; Middle Cay, North Eleuthera, Bahamas; Villa TOMAzo, Marrakesh, Morocco.

‘The high cost of these ultra-luxury Airbnbs reflects a growing demand for privacy, exclusivity and tailored experiences in luxury travel,” said Stanislava Savisheva, data analyst at Tradingplatforms.

“Affluent travellers are increasingly seeking properties that offer lavish amenities alongside seclusion and unique cultural access.

“This shift suggests future luxury rentals will focus on isolated, bespoke experiences, with services like personal chefs and concierge teams.”
